Groundbreaking at Moss Lane East PBSA, Manchester
A fantastic day on site marked the groundbreaking of Alumno’s 261-bed student living development at Moss Lane East.
Safer Sphere has been proud to support Alumno and GMI Construction Group throughout the project, providing Principal Designer support under both CDM and Building Regulations, alongside Client Advisory services. It has been a great success, supporting the project team in securing Gateway 2 approval with the Building Safety Regulator; a key milestone under the Building Safety Act for higher-risk buildings.
The £29 million purpose-built student accommodation (PBSA) development overlooks Whitworth Park and will deliver 261 high-quality student bedrooms across a mix of cluster flats and studios. Designed by Stallan Brand Architects, the scheme combines a nine-storey new-build with brick and metal cladding detailing, alongside the sensitive refurbishment of a listed Georgian villa.
Due for completion ahead of the 2027/28 academic year, the scheme will provide study areas, lounges, a cinema, gym and wellbeing room, all designed to enhance the student living experience.
"We’ve built a strong and trusted relationship with Alumno over several years, and each project we deliver reinforces our shared commitment to quality, innovation and creating outstanding spaces for students. As principal contractor, we’ve taken full responsibility for meeting the new Building Safety Act regulatory requirements, from demonstrating competence to submitting detailed control plans and ensuring the build aligns with the approved design."
Anthony Judge, Regional Director at GMI Construction Group
"Our development will improve the local area through sensitive and coherent design and planning, as well as providing an economic boost to local businesses. It will deliver much-needed, high-quality accommodation for Manchester’s student population, including rooms set at affordable rents. As with all our developments, we have worked closely with stakeholders and the community to ensure the scheme enhances this vibrant neighbourhood."
David Campbell, Managing Director at Alumno
