At RIBA Stage 4, our role becomes critical in coordinating detailed compliance evidence, collating prescribed documents, supporting the building control application and, where applicable, preparing Gateway 2 information for the Building Safety Regulator.
Where we are appointed later, we work quickly to establish the current compliance position, identify what has been missed and help the team understand what needs to be addressed. Earlier engagement is always preferable, but late-stage appointment still benefits from structured, competent review and clear action.
For higher-risk buildings, the Principal Designer role carries additional expectations and sits within a wider regulatory process.
Safer Sphere’s service is expanded to support the Client and project team with design-related obligations under the Building Higher-Risk Buildings Procedures Regulations. This includes supporting Gateway 1 review, Gateway 2 preparation, Golden Thread information, change control, Mandatory Occurrence Reporting, Gateway 3 completion information and liaison with the Building Safety Regulator where required.
These requirements cannot be left until the end of the project. The information needed for gateway submissions, completion certification and future occupation needs to be developed, coordinated and evidenced as the design and construction work progresses.
